Section 01
About Tabernacle Ventures
Who we are and what we are looking to achieve.
What does Tabernacle Ventures do?
Tabernacle Ventures Ltd is a property investment and accommodation business focused on identifying suitable property opportunities, exploring rental investments and creating long-term value through considered property improvements and strategic partnerships.
Where do you operate?
Our initial focus is Cheltenham and the surrounding areas. We are particularly interested in properties that suit our investment criteria and proposed professional accommodation arrangements.
Who do you work with?
We welcome conversations with private landlords, estate agents, letting agents, property owners and potential joint-venture partners who are interested in exploring suitable opportunities.
Section 02
Properties and corporate lets
The types of properties and arrangements we consider.
What types of properties are you looking for?
We are particularly interested in three-, four- and five-bedroom houses, larger properties with suitable communal facilities, and homes whose layouts may work for professional sharers. Each property is assessed individually.
What is a corporate let arrangement?
A corporate let is a rental arrangement involving a business or organisation as the contracting tenant, subject to the terms agreed with the owner. The permitted use, intended occupants, management arrangements and any proposed subletting must be explicitly addressed in the agreement. The label 'corporate let' does not remove applicable housing or licensing requirements.
Do you consider rent-to-rent arrangements?
Yes. We welcome discussions about authorised rent-to-rent arrangements where the property, proposed use and commercial terms are suitable. Any arrangement must be documented properly, with the landlord's express written permission for the intended use and any subletting where required.
Do you only consider properties in Cheltenham?
Cheltenham is our initial focus. We may consider surrounding locations depending on the property, local demand, operating costs, compliance requirements and commercial viability.
Section 03
Rent, agreements and property care
How we propose to assess and manage arrangements.
Can you guarantee a particular rental amount?
No fixed rental figure is guaranteed before a property has been assessed. Proposed terms depend on the property's condition, location, intended use, operating costs, maintenance responsibilities and other commercial considerations. Any rental figure must be discussed and agreed by the parties.
How long would an arrangement last?
The proposed duration would be discussed individually and recorded in the written agreement. We would seek clarity on the term, payment dates, break provisions, permitted use and each party's responsibilities before committing.
Who is responsible for maintenance and repairs?
Responsibilities should be clearly allocated in the agreement, taking account of the property, the proposed arrangement and applicable legal obligations. We aim to establish a clear process for reporting maintenance concerns, coordinating agreed work and communicating with the landlord or agent.
How do you approach property occupants?
Our proposed accommodation model is intended for working professionals. Occupancy arrangements should be appropriate to the property, its facilities, safety requirements, occupancy limits and any applicable licensing conditions. Any screening and occupancy procedures must also comply with relevant law.
Section 04
Permissions, compliance and getting started
What happens before a property arrangement proceeds.
What permissions might be required?
Depending on the circumstances, these may include written landlord consent, confirmation that mortgage and insurance arrangements permit the proposed use, planning checks, HMO licensing, fire and other safety requirements, and suitable tenancy or occupancy agreements. The requirements depend on the specific property and arrangement.
Can I introduce a property that needs improvement?
Yes. We welcome discussions about properties that may benefit from refurbishment or improvement. We would need to assess the property's condition, proposed works, costs, permissions and overall suitability before deciding whether to proceed.
What information should I provide about a property?
Helpful initial information includes the location, number of bedrooms, general condition, current or proposed rental terms, availability and any known restrictions on use. Please avoid sending sensitive personal or financial information at the initial enquiry stage.
How do we take the conversation forward?
Contact us with the details of the opportunity. We can arrange an initial discussion, review the property's suitability, consider commercially viable terms and identify the permissions or compliance checks that may be required before any commitment.
